Analysts from the Indomio network, through data analysis from last year and this year, reveal interesting changes and a growing interest in Croatian real estate, as reflected in the number of inquiries and ad views. A 25% increase in inquiries from German buyers has been recorded compared to the same period last year.

Most Popular Locations for Germans

According to the report from Indomio.hr, the leading real estate portal in Croatia and part of the Indomio group, Germans primarily search for properties in Zadar County, which accounts for 35% of all searches. This is followed by Split-Dalmatia County with 25%, Primorje-Gorski Kotar and Istria with 15% each, and the City of Zagreb with 10% of all searches. In addition to these counties, Istria and Zadar counties, especially the island of Vir, have shown a notable interest among German and Austrian buyers. Mladen Matijević claims that there has been a 40% increase in searches compared to last year.

What are Germans Searching For?

German buyers are looking for various types of properties. Interestingly, since the beginning of this year, there has been an increased interest from German buyers in building land, which has been searched more than villas. However, houses and apartments remain the top searches. Mladen Matijević points out that "regardless of whether they are domestic or foreign buyers, in the top five counties most sought after by Germans, houses are the first choice of potential property buyers, followed by apartments and building land." Houses make up 45% of all searches, while apartments account for 30%. Searches for building land have increased by 20% compared to last year, while searches for villas, despite the general interest, have decreased by 10%.

Croatia is becoming increasingly popular among foreign investors, so it is no surprise that properties in Croatia are among the top 5 sought-after destinations in Germany. The reasons include tourism, investment, and quality of life. Germans are attracted to the Croatian coast, cultural heritage, and natural beauty. Regarding investment, although property prices in Croatia are rising, they are still significantly lower compared to Germany, which means that Germans recognize investment potential. Furthermore, the quality of life in Croatia is high; excellent climate, safety, and affordable living costs are key factors for German buyers.
