Dear Sir/Madam, I am writing in front of a foreign language school that is looking for new premises. Our foreign language school consists of a professional team with many years of experience in the preparation, organization and implementation of foreign language courses for adults and the business sector. In addition to numerous peculiarities in the teaching method, what makes us a unique foreign language school in Croatia and the wider region is the creation and delivery of specialized language courses, as an optimal response to the needs of the modern labor market, recognized by numerous employers. Intellecta's translation center has more than twenty active translators and court interpreters covering all language combinations and offering a wide range of professional translation, language and intellectual services. Due to changes in the way of doing business, the School is looking for a new office space that meets the specifications stated in the following email. Desired characteristics of the new office space: location in the strict center of the city (eastern border: Draškovićeva Street; southern border: Main Station; northern border: Teslana / Massarykova Street, furthest Ilica; western border: Savska / Frankopanska Street) at least 10 rooms that can be arranged as classrooms and which have a separate entrance (optimal square footage is 20-25 m2 considering that all groups of students have a maximum of 8 people) at least one toilet without a bathroom, preferably separate male and female toilets room for teachers (15-20 m2) 3 offices ( square footage at least 10 m2) reception room connected to the office (square footage 15-20 m2) kitchenette pantry (not a requirement if the reception room is larger) introduced internet network unfurnished space (except for the kitchen) good sound insulation between rooms decorated and adapted space or willingness of the owner for the adaptation / compensation of the cost that the Client would invest in the adaptation, arranged and maintained external environment, the possibility of access by car to the very entrance of the building, at least one parking space, friendly neighborhood (up to 300 participants pass through the space on a daily basis), high ground floor or 1st floor, close to a public garage or public parking absence of competing foreign language schools in the immediate vicinity Lease conditions: long-term lease possibility of terminating the contract with a notice period of one month in case of discovery of non-functionality within the space or encountering a hostile neighborhood environment within a trial period of 3 months notice period of at least 3 months in in case of termination of the contract by the lessor, separate payment of utilities with separate meters and transfer of all utilities to the tenant absence of unacceptable costs: costs of maintenance or adaptation of the building in which the office space is located, such as reserve costs and similar costs, porter costs, etc. possibility of quick adaptation of the space from from the lessor or compensation for the cost of adaptation through the rent in case the adaptation is paid by the tenant.
